General Contractor:

Many people make the assumption that a general contractor is the homebuilding jack-of-trades. While the contractor is certainly knowledgeable in all areas of homebuilding, he doesn’t build; he manages. You aren’t likely to see the contractor driving nails or overseeing the manual laborers who do the actual work.

In no way should this undermine the importance you place on the general contractor. In fact, he has the most important job in the homebuilding endeavor. As you will soon learn, being a contractor is not easy. This person/company must possess several skills, all of which are necessary to enable the building project to progress efficiently and effectively.

A general contractor manages the homebuilding project from start to finish, with responsibilities which include, cost estimation, creating a labor schedule, hiring and paying subcontractors, supervising and inspecting the work of the subcontractors, purchasing materials and scheduling material delivery, coordinating all required inspections, securing permits, keeping the building safe and making certain all insurance concerns such as worker’s comp, are covered.
